WARRANTY DEED WITH FULL COVENANTS
CAUTION:THIS AGREEMENT SHOULD BE PREPARED BY AN ATTORNEY AND REVIEWED BY ATTORNEYS FOR
SELLER AND PURCHASER BEFORE SIGNING.
THIS INDENTURE,made the o-J day of May,two thousand and five,
between
Kenneth Ermiger,with a mailing address of 3494 Lakeshore Drive,Lake George,NY 12845,and
Michael H.Seale,with a mailing address of 3494 Lakeshore Drive,Lake George,NY 12845,
party of the first part,and
Nasreen Khurshid,with a mailing address of 15 Needle Park,Queensbury,New York 12804,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of One Dollar($1.00),lawful
money of the United States,paid by the party of the second part,does hereby grant and release unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain tract or parcel of land situate in the Town of Queensbury, County of
Warren,State of New York being more fully described as follows:
Beginning at a punch mark in a fire hydrant on the westerly boundary of New York State
Route 9, said point being the southeasterly corner of the lands now or formerly of
Nasreen Khurshid and Khurshid Masih as recorded in the Office of the Warren County
Clerk in Book 1289 of deeds at Page 082, and the northeasterly corner of the herein
described parcel of land, running thence southerly along said westerly boundary of said
New York State Route 9 South 04°43'52" East a distance of 30.00' to a point, running
thence through the lands now or formerly of Kenneth Ermiger and Michael H. Seale as
recorded in the Office of the Warren County Clerk in Book 973 of deeds at Page 227
South 85°16'03" West a distance of 168.70' to a point, and North 04143'57" West a '
distance of 30.00' to an iron rod set at a corner in the southerly boundary line of the
lands of said Khurshid, continuing thence along said boundary line North 85116'03"East
a distance of 168.70' to the point and place of Beginning.
Containing 0.12 acres of land,being the same,plus or minus.
Subject to a sewer district easement to the Town of Queensbury.
Subject to any other rights,covenants,easements or restrictions of record.
SUBJECT TO an easement for ingress and egress over the lands conveyed herein for the
benefit of the grantor,their successors and/or assigns, and said easement shall run with
the land.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to-the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.

AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST.That said party of the first part is seized of the said premises in fee simple,and has good
right to convey the same;
SECOND.That the party of the second part shall quietly enjoy the said premises;
THIRD.That the said premises are free from encumbrances,except as aforesaid;
FOURTH.That the party of the first part will execute or procure any further necessary
assurance of the title to said premises;
FIFTH.That said party of the first part will forever warrant the title to said premises.
The word"party" shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
