The subject property consists of a lawful nonconforming (shoreline setback) single-family residence with an existing nonconforming (garage height, side yard setback) garage, and Brayton Lane right of way through the property. The project involves the demolition of the existing four-bedroom dwelling and the construction of a new three-bedroom dwelling with covered porches, retaining walls and a reconstruction of the detached garage in approximately the same location. The proposal also includes stormwater management improvements for the site and Brayton Lane. Please refer to the individual Area Variance application or Sheet 1 of the Site Plan Drawings for the area variance requests.
