On or about February 14th, 2017 the Town of Queensbury Planning Board approved the above project which included Site Plan Review (SP11- 2017), Special Use Permit (SUP2-2017), and a Freshwater Wetlands Permit (FWP1-2017). Construction of the project commenced in the Fall of 2017 and the property has since been fully developed to include; five storage buildings (A through E) with a combined total of 190 storage units, paved driving lanes and a site entrance, a business sign, security fencing, site lighting (building and pole mounted lights), stormwater basins and associated conveyance infrastructure, landscaping and lawn restoration, and preservation of wetlands and wetland adjacent areas. Several minor changes were reviewed during construction and administratively approved by the Town, however the Applicant would like to request additional minor modifications to the approved site plan as currently constructed in the as-built condition. As such an as-built site plan is proposed with all changes to the approved site plan identified for convenience and consideration by the Planning Board. It is noteworthy to reiterate the site was developed entirely in conformance with the previously approved site plan, other than the minor changes requested herein generally limited to landscaping, fencing, and lighting. The following modifications to the previously approved site plan are requested; 1. Modify fencing along the east side of the property to omit a section of split rail fence along the east storm basin and add split rail fence north and south of that removed section. 2. Remove landscape trees at the perimeter of the developed site since substantial natural buffers exist on all sides of the property and since the wetland adjacent areas have since grown in to further screen the facility from public spaces or adjacent properties. 3. Relocate the chain link fence along the south side of Building E to the south property line. 4. Add a pole mounted light near the security gate key-pad along the entrance drive. 5. Modify signage landscaping to omit a landscape box and alternatively provide a rock lined flower bed at the base of the sign. 6. Building E (south side of parcel) is 20 feet shorter in length, which is now paved area instead. Because the application/review is administrative in nature and intended to request modifications to a previously approved site plan, and since all other work was constructed in general accordance with the original site plan approval other than items identified herein, waivers are requested regarding the following application submission requirements;  Existing Site Plan with Water/Sewer/Utility Information  Landscaping and Lighting Specifications  Grading Plan & Topographic Survey (as-built boundary survey is included without topography)  Drainage and/or Stormwater Management Documentation  Full Site Plan Submission/Drawing Set  Building/Floor Plans  Traffic  Erosion & Sediment Control P.O.
