Parcel 51 will then have an existing house with an attached garage 3008 sq ft and a detached garage of 3,515 sq ft. The detached garage exceeds the allowed square footage of 1,100 sq ft and to have more than one garage on the lot. The lot line adjustment on 52 creates a setback issue for one house that is to be located 12 ft from the side property line where a 25 ft setback is required.
