Further, applicant seeks approval for the grading and stabilization of 1.72 acres of those lands currently utilized as material storage within the MDR zone on the parcel. Construction Company in a CLI zone and disturbance of more than one acre requires PB review and approval. OaA Soils: - Oakville loamy fine sand, 0 to 3 percent slopes. These soils are characterized as flat to nearly flat, deep, well drained soils. Seasonal ground water is generally at a depth of 6 feet or more with high rates of permeability; bedrock may be observed at a depth of 60 inches or more. This soil unit is the predominant unit on the parcel. Review: 1.Final site plan to be updated denoting existing conditions. Road access to the rear of the storage area does not exist. 2.A 50 foot Type C buffer will be required on the northern end of the material storage area when the adjoining MDR lands are developed. This buffer should be planned for during this site plan review. 3.Additional portions of the parcel to be utilized for material storage should be denoted on site plan.
