Staff Notes Department of Community Development Queensbury Planning Board Staff Notes May 17, 2012 APPLICATION: Subdivision 4-2012 – Sketch Plan Review APPLICANT: DKC Holdings REQUESTED ACTION: Subdivision of land LOCATION: Luzerne Road EXISTING ZONING: Commercial Light Industrial SEQRA STATUS: N/A at Sketch Plan Review PARCEL HISTORY: SP 5-12: Construction Company/Material storage Pending SB 18-05 Two lot subdivision Approved 11/15/05 SP 10-04 Storage facility Approved 3/30/04 PROJECT DESCRIPTION: Applicant proposes subdivision of a 26.7 parcel into 3 lots of 3.52, 3.95 & 7.74 respectively within the CLI zone with the remaining 11.49 acres zoned MDR to be merged with parcel to the west owned by the applicant. Subdivision of land requires Planning Board review and approval. STAFF COMMENTS: The subdivision, as planned, will require a Road Frontage variance from the Zoning Board of Appeals for Lot 3. The applicant will need to inquire with the Highway Department on any plans to extend West Drive by that department. All three lots are adjacent to MDR zoned lands and a 50 foot Type C buffer may be required when those lands are developed. OaA Soils: - Oakville loamy fine sand, 0 to 3 percent slopes. These soils are characterized as flat to nearly flat, deep, well drained soils. Seasonal ground water is generally at a depth of 6 feet or more with high rates of permeability; bedrock may be observed at depth of 60 inches or more.
