Dear Mr. Round:
We are in receipt of a letter from Fred Troelstra, P.E. dated July 24ei which responded
to our previous comment letter of July 13s'. The following are our comments to this
correspondence.
Comment 4. The proposed method of analyzing the storm water management
from

proposed site does not meet the Town Site Plan regulations. The pipe g
provided was derived from the "Talbot" method Which does not indicate specific storm
event durations, rainfall intensities, and frequencies of return. The various ground
cover types, which will need to be clarified on the site plan, are not considered in
computing the pipe sizes. An accepted method of storm water runoff and pipe sizing
will need to be provided.
Comment 5. The response letter indicated that crushed stone will be placed on all drive
and parking areas. The proposed driveway apron connecting to Quaker Road should
be paved as should the main parking area. An alternative to paved parking as a surface
treatment would be a crusher -run stone consisting of a well graded blend of crushed
stone and stone dust.

Comment 8. The response to comment
24f which indicates existing and proposed contours. Although we have not yet seen
the plan, the intent of this comment was to clearly indicate on the site plan exactly
which features are existing and which are proposed. This should include a parking
space count, lighting (if any) and detailed dimensions of all curb cut widths, radii,
parking spaces, aisles etc..
As an additional comment which addresses an issue raised by the Town, the primary
entrance to the proposed site appears to be eighty feet wide. if the intent
of 34 feet
applicant is to accommodate tractor trailers as a design vehicle, a turning radii
and a driveway width of 26 feet, respectively, can handle the trucks. The site plan

shows the entrance apron at full width with the two rows of parking spaces. This
would likely pose an ingress safety problem since the vehicles parked perpendicular to
the entrance drive will be in direct conflict with entering vehicles. Access should be
controlled such that a defined driveway throat width of 26 feet, then widened at the
proposed parking layout, be installed.
