Re: Site Plan 51-2000 - Garden Time, Quaker Road
Dear Mr. Sopczyk:
The Planning Board is reviewing a proposal for Garden Time and Barrett Auto Sales to utilize
parcel 110-1-1.21 for a display area for both RV sales and Gazebo like items. Their proposal
includes a new curb -cut onto Quaker Road, vehicle interconnection between properties, and
access to an existing Dix Avenue curb -cut.
According to the Town's 1998 Comprehensive Plan Quaker Road is considered part of the
National Highway System. Our plan notes that Quaker Road is to have limited number of access
points in order to assure the effective use of the road for commercial transportation (pg. 23-24 of
the Comprehensive Plan).
Planning Staff is concerned that the proposal of a curb -cut onto Quaker Road does not meet the
intent of Quaker Road as part of the National Highway System. Please review the proposal and
provide comment by September 14, 2000.
I have included the following information for your review: a site plan drawing, a GIS location
map, Warren County Planning Board comment dated 7/12/00, CT Male comments dated July 13,
2000 and July 24, 2000, ZBA variance resolution dated 7/19/00, Garden Time comment of July
24, 2000, Staff Notes of July 25, 2000, and an excerpt from NYSDOT for minor commercial
