This project was discussed the Board at the May 25, 2022 meeting and was tabled to the July 27, 2022 to allow us to make plan revisions based upon our discussions. Specifically, the horizontal setback relief requested for the stormwater management practices has been reduced to 50-ft, whereas 65-ft of relief from the 100-ft requirement was previously requested. In addition, the stormwater variances are requested only for Lots 3, 4 and 5. SMPs can be designed with compliant setbacks for Lots 1 & 2, therefore SMP relief is not requested for those lots. The previously requested relief for vertical separation to groundwater / boundary condition from the bottom of the SMPs is still requested (3-ft required, 2-ft proposed). As a part of these plan revisions, the driveway for Lot 4 has been relocated to access the house site from Pickle Hill Road, rather than Bay Road. Enclosed please find revised Sheets S2 & S3 of the subdivision plans, along with information from the Lake George Park Commission regarding their Stormwater Regulation Updates which were enacted in 2021, including reasoning for reducing the horizontal setback for Residential Major Stormwater projects from 100-ft to 35-ft for infiltration practices to water resources. Also enclosed please find photos of the old logging road bed which will be utilized as the location for a portion of Lot 3's driveway and photos of the proposed driveway after the stream crossing, looking at the house site for Lot 3, which shows that these site features will be situated over the higher terrain of this lot.
