I have reviewed your proposal and find that your project will require an Area Variance from our Zoning Board of Appeals. Specifically, your proposal calls for ~~.__.,~ the construction of garage in a location which does not meet the minimum side setback requirements of the Waterfront Residential, f WR) zoning district. Further, if the overall height of the garage exceeds 16 feet above the currently existing grade, additional relief will be necessary.
