Detailed Project Narrative:
The project involves the proposed addition of a deck to an existing garage with bedrooms. This
project requires site plan review due to the project being located within a critical environmental
area and due to the prior conversion of the garage to a bunkhouse without site plan review. A
variance will be required to allow for the setbacks of the proposed deck, so it will conform with
the existing structure.
Responses to Requirements for Site Plan Approval (Section 179-9-080):
A. The proposed activities are consistent with the recommendations presented in the Town
of Queensbury Comprehensive Plan, adopted August 6, 2007, amended September
2014.
B. The project complies with the requirements of this Chapter except that an area variance
is needed to add the proposed deck to the existing structure.
C. The existing site plan allows free pedestrian movement throughout the site. No changes
are proposed. There is no public pedestrian infrastructure in the area of the site.
D. There are no changes to the site plan or existing sewerage system.
E. There is no change in use or increase in traffic by vehicles on land or boats by water.
F. There will be no additional traffic caused by the project.
G. Existing off-street parking is sufficient and shall remain.
H. The former addition of bedrooms to the existing garage had no impacts or disturbance to
the external nature of the site. The addition of a deck to the existing former garage
structure will create minimal site disturbance during construction.
I. There is no change to existing pedestrian or vehicular traffic.
J. There is no change proposed to existing drainage facilities. A stone mat is proposed
beneath and extending beyond the proposed deck in order to receive and attenuate
drainage from the surface of the deck.
K. All existing water supplies and sewage treatment meet applicable standards and are
approved by the appropriate agencies. No changes are proposed.
L. No existing trees or shrubs will be removed. It is not proposed to provide any additional
plantings in association with this project. Photographs of the existing vegetative buffer
zone along Lake George are enclosed with the application.
M. Adequate access for emergency vehicles is provided.
N. Existing and proposed structures are not located in the floodplain.
O. There is no change from existing site plan conditions or standards.
