Re: 543 Queensbury Ave – Cover Letter
At the proposed project location the site is currently developed and contains two buildings on the
lot. The main building is a 20,000 SF footprint and currently houses Stored Technology Solutions,
LLC and they occupy the front half of the building with offices and warehousing for the company.
The other half of the building is leased warehouse space and is occupied by AngioDynamics. The
smaller building on the site is the former Orkin Pest Control office building and is the subject of the
project.
The site was last reviewed by the planning board under SP 1-2009 for the interior office
modifications to Stored Technology Solutions.
There are 38 parking spaces on the property for the Stored Technology Solutions offices and
warehouse facility with loading dock spaces at the rear of the existing facility. All site items
associated with this building are existing and will not change as part of this project.
There are 25 parking spaces on the Orkin part of the site and the proposed 3,000 SF warehouse
building will be placed on the existing parking area on the back part of the existing parking area and
will take up 4 of the parking spaces. Additional parking spaces will be added to the west side of the
lot as indicated on the site plan. The total number of parking spaces provided with the new layout
will be 22 spaces which will be adequate for the All Star Systems needs.
The new building will be constructed behind the existing Orkin office space and will be green metal
siding and tan color split face masonry and white overhead doors and tan personnel doors.
We look forward to discussing this project with the Planning Board.
