The property was purchased by Vance Cohn of Queensbury Taxi and is proposed to be used as the repair shop and vehicle yard for the Queensbury Taxi operation. There will be no changes to the actual building or site other than to clean up the existing facility and landscaping as it has become overgrown and neglected while the building was vacant and for sale. There will be a new fence installed along the west side of the property to define the boundary between this property and the adjoining property to the west. Additionally there will be a white vinyl stockade fence installed from the west end of the existing office extending to the west parallel to Dix Ave to act as a screen for vehicles parked along the west side of the shop, these will mainly be the taxi drivers’ vehicles and vehicles waiting for repairs along the south side of the property. All other employees for the office area would park on the east side of the property along the Phillips Street side of the building. All for sale vehicles would be parked along the edge of the landscaped area between the building and Dix Ave, vehicles for sale would be clearly marked as for sale, all fleet vehicles will be parked along the new fence at the west side of the property and no other parking of vehicles would take place. This will not be a taxi dispatch facility, all of the taxis are typically on the road and dispatch takes place either via radio or cell phone calls from the office to the vehicle while it is on the road. The taxis come back at the end of the shift and are either parked until the next shift or are then picked up by another driver. The driver’s personal vehicles are parked on the lot while their shift is taking place. There will not be a large change in the amount of traffic generated at this location other then when the drivers are changing shifts which happens twice a day. The taxis operate 24 hours a day, but this facility would only be staffed between 7:00 am and 5:00 pm unless a vehicle needed immediate repair and all repair would take place inside the shop portion of the building.
