Applicant proposes to demolish an existing 2,000 sq ft home to construct a new home with a house
footprint of 2,295 sq ft with 363 sq ft deck/ porch areas. The new floor area is to be 4,378 sq ft. The
project includes a new septic system, update to parking and shared access arrangement, shoreline planting
areas, and stormwater management. Site Plan for new floor are in a CEA, hard-surfacing within 50 ft of
the shoreline. Area Variance for side setbacks north proposed 19.4 ft and south proposed 16.5 ft where 20
ft is required; shoreline proposed 22.8 ft will need to know the setback of the adjoining parcels houses
where 75 ft setback is required; floor area proposed is 4378 sf where max allowed is 4233 sf; permeable
driveway less than 100 ft from the shoreline.
