REFERRAL: Yes ENGINEERING REVIEW: 6/15/2012 PARCEL HISTORY: SP 54-2011: Taco Bell restaurant 8/23/2011 SV 53-2011: 4 wall signs; 1 freestanding sign 9/21/2011 BP 2012-240: Taco Bell restaurant PROJECT DESCRIPTION: Applicant proposes to clear 2.4 acres of vegetation from existing 4.92 acres parcel for what the applicant states is for marketing purposes. Disturbance of land 1 acre or more in size requires Planning Board review and approval. Review: Page S-2 1.Consideration should be given to extending the 24 foot wide asphalt drive to Big Bay Road in order to funnel traffic to a signalized intersection. This would eliminate the need for left turn movements going west on Corinth Road from proposed egress. 2.If road to be extended, right out only onto Corinth Road should be considered. Update to site plan to include traffic controls and signage would be warranted. 3.Existing wastewater system associated with SFD fronting on Corinth Road to be decommissioned. Please clarify method of decommissioning on plan. Additional comments: 1.TDE comments attached. 2.Although the parcel is relatively flat and erosion is not of great concern, the current cover on the parcel is optimum with regards to soil stabilization.
