The Plot Plan lays out the proposed location of the residential addition including relevant information required by Section 646-4.13. Project Description The Munzenmaier's are planning a 2,300 square foot addition to their single family residence located on Harris Bay. The 2.7 acre lot is split roughly in half by Renee Drive which is a private easement.. Existing Conditions The existing home sits a top a gentle slope surrounded by well maintain lawns. Grassy areas dip.down to a slight drainage swale along the upgradient side of Renee Drive. There are no drainage culverts under the Drive, nor are there any indications that any are needed. Existing stormwater water run-off from impermeable surfaces are managed by rain gutters and down spouts. There are no signs of erosion or ponding. Additionally, there are no signs of channeling or ponding down toward the drainage swale along Renee Drive. Proposed Residential Addition As shown in the reference plans,=a.two story addition is planned roughly 70 x 28 feet. For the purposes of the SCR, 2,316 square feet of additional impermeable surface was used. .. r Purpose and Intent The purpose of this SCP and SCP is to preserve and protect the quality of ground and surface waters within the Park as it relates to this proposed residential addition. The design requirements identify a flat rate of 1.5 gallons per square foot net increase in impervious area -which is equivalent to 0.1 inch per hour intensity rainfall over 24 hours. Design The preferred stromwater control measure for this minor residential project is an infiltration device. A two foot wide continuous infiltration trench located around the perimeter of the addition directly beneath the eaves is proposed. A three and a,half inch thick layer of#2 crushed stone twenty-four inches wide behind a 2x4 pressure treated lumber (PTL) edge covering a well gradedg ravel-sand mixture used for backfill along the foundation is specified.
