Dear Mr. Rawlins:
I am writing to you in response to my review of your draft application for the project
referenced above.
Upon review of your application and the applicable sections of the Town Zoning Ordinance,
I find that both an Area Variance and Subdivision approval will be needed for your proposed
project. Specifically, the property in question is located within the Moderate Density
Residential, (MDR) zoning district. The MDR district requires a minimum lot size of 2 acres
and a minimum road frontage of 100 ft. on a public highway constructed to Town standards.
Both of the proposed lots within your subdivision will need relief from both of these
requirements. Subdivision approval is necessary for the creation the additional lot.
I understand that you and your agents are preparing the necessary application materials.
Please note our established submittal deadlines when compiling the same.
