The subject property consists of two (2) lawful nonconforming buildings, and one (1) accessory structure that is being considered new construction, on the single-family residence. The project involves renovations to the existing cabins. The two cabins that are considered existing are 13 Nutley and 9 Nutley. 13 Nutley is proposing interior renovations only, while 9 Nutley is also proposing interior renovations as well as a deck that was rebuilt without Site Plan or Area Variance approval. The renovations to the 9 Nutley deck are seeking after the fact approval. The third building, 7 Nutley is being considered new construction and is seeking after the fact approval. The applicant is also proposing a deck on 7 Nutley. In addition to the house improvements, the applicant is proposing on-site stormwater management to treat existing and new impervious areas, as well as improved access to their existing dock/ shoreline. A waiver from Area Variance submittal requirements for non-residential items (square footage building usage breakdown, signage, lighting, etc.) info is herein requested. Site Plan Review will be required as development will involve expansion of the nonconforming residence which is within a CEA. All required application documents including site plans, architectural plans, Site Plan Review Application, deed, survey, and application fee have been compiled in the Site Plan Review package.
