Griner Residence – 7, 9, 13 Nutley Lane
Dear Mr. Traver & McCabe:
Submitted for your distribution and review are 15 sets of the applicable Area Variance and Site
Plan Review Application documents for the referenced project located at 7, 9, and 13 Nutley
Lane.
The subject property consists of two (2) lawful nonconforming buildings, and one (1) accessory
structure that is being considered new construction, on the single-family residence. The project
involves renovations to the existing cabins. The two cabins that are considered existing are 13
Nutley and 9 Nutley. 13 Nutley is proposing interior renovations only, while 9 Nutley is also
proposing interior renovations as well as a deck that was rebuilt without Site Plan or Area
Variance approval. The renovations to the 9 Nutley deck are seeking after the fact approval.
The third building, 7 Nutley is being considered new construction and is seeking after the fact
approval. The applicant is also proposing a deck on 7 Nutley. In addition to the house
improvements, the applicant is proposing on-site stormwater management to treat existing and
new impervious areas, as well as improved access to their existing dock/ shoreline.
Since the previous submission on April 15th, 2022, the plans have been revised in the following
ways:
· 7 Nutley Kitchen has been removed
· 7 Nutley deck has been reduced to meet building setback requirements
· Overall site impervious area has been reduced to be below existing conditions and no
longer requires a variance
The applicant will be seeking area variances for the following items on the subject parcel:
· V-1: Side yard setback (N) 9 Nutley 4’ requested vs. 20’ required
· V-2: Side yard setback (S) 9 Nutley 12’ requested vs. 20’ required
· V-3: Side yard setback (S) 7 Nutley 10’ requested vs. 20’ required

· V-5: Accessory Structure (7 Nutley)
· V-6: Retaining wall to lake 19’ requested vs. 50’ required
· V-7: Stormwater Device to Lake 19’ requested vs. the 100’ required
All required application documents including Site Plans, Architectural Plans, Area Variance
Application, deed, survey, and application fee have been complied in the Area Variance
Package.
A waiver from Area Variance submittal requirements for non-residential items (square footage
building usage breakdown, signage, lighting, etc.) info is herein requested.
Site Plan Review will be required as development will involve expansion of the nonconforming
residence which is within a CEA. All required application documents including site plans,
architectural plans, Site Plan Review Application, deed, survey, and application fee have been
compiled in the Site Plan Review package.
