Re: 84 Eagan Road/ 27 Silver Circle – Petition for Change of Zone & Site Plan Review Applications
Dear Mr. Brown,
The property owner of 84 Eagan Road and 27 Silver Circle, JP Gross Properties LLC, intends to
create a lot line adjustment on their existing 6.03 acre parcel tax map no. 309-1-17.3 (84 Eagan
Road) by separating the residential portion into a 2.00+/- acre parcel to remain in the Waterfront
Residential zoning district. JP Gross Properties LLC intends to consolidate the remaining +/- 4.03
acres from 309-1-17.3 with 309.17-1-17.2 (27 Silver Circle) to create a parcel with +/ 13.41 acres,
the entirety of which would be zoned Commercial Light Industrial to allow for expansion of the current
use. There is no proposed change in the total number of lots (2).
Enclosed herewith are the following items related to the Petition for Change of Zone and Site Plan
Application for the proposed Lot Line Adjustment and Change of Zone for the existing commercial
light industrial property at 27 Silver Circle and waterfront residential property at 84 Eagan Road.
