REFERRAL: Yes PARCEL HISTORY: AV 31-12 Lot size and Road Frontage relief Approved 7/18/12 PROJECT DESCRIPTION: Subdivision: Applicant proposes subdivision of a 0.71 acre parcel into two lots of 0.37 and 0.34 acres respectively. Subdivision of land requires Planning Board review and approval. STAFF COMMENTS: Highway Superintendent has commented on the proposed West Avenue extension, see attached memo for the Rawlins subdivision. Waivers requested: Sketch plan, landscaping, clearing plan, topography, erosion & sediment control, grading plan. Additional Comments: 1.Location of leach-field on Lot 1 to be denoted. 2.Endangered Species and Historic Preservation documentation required for this proposed subdivision. 3.House site location and drive should be discussed as comments at previous meeting by the applicant’s agent suggest changes are required as a result of the road extension. The Planning Board may wish to ascertain the final proposed locations for clarity. 4.Area Variance 31-2012 resolution attached.
