Lands of Wakita Motel
Dear Craig:
On March 23, 2004 I provided a response to the March 19th C.T. Male review comments for the
referenced project. In turn, Jim Houston has provided additional comments (C.T. Male letter dated April
9, 2004) based on my response letter. In preparation of the additional information documents requested
by the Planning Board (and submitted to the planning office on this date) we have also addressed C.T.
Male's follow-up comments. The numbered responses below correspond to the original numbered
comments and explain how/where we have addressed each item.
Regarding Stormwater and Grading
1. The reduction of the hotel footprint and contraction of the parking lot have provided additional
open space at the northeast comer of the property. We have utilized this area to grade a
temporary sediment basin. Refer to Sheet 2 — Grading and Utility Plan.
2. Invert elevations have been added to the plans for the end section near Round Pond Road.
Supplemental topographic information has also been obtained along the road. Existing drainage
along Round Pond Road is in an easterly direction away from the proposed entrance. Refer to
Sheet 2 — Grading and Utility Plan.
5. Mapping for the existing and post -development conditions are included. The watershed
subcatchments have been further divided so that the contribution to each storm segment can be
measured. Refer to the stormwater narrative.
6. The hydraulic model has been updated to match revisions made to the site plan. Refer to the
revised stormwater narrative.
7. The referenced hay bale notation has been removed from the plan sheet — Sheet 4.
12. New results for the hydraulic model are included within the revised stormwater narrative
submitted to the Planning Board.

Regarding Access Management
14. Please refer to Sheet 1 — Site Layout Plan, which has been revised to show the proposed ingress
only scenario at the Rt. 9 curb cut. The Round Pond Road curb cut will be two-way but will
handle all exiting traffic from the site. Site signage will provide the necessary guidance to
internal site traffic.
Regarding the left turn into the site from Rt. 9 southbound, please note that the existing turn
lane has over 800' of stacking length back to the traffic light at the main Great Escape entrance.
Creighton Manning Engineering has provided a letter commenting on this proposed
ingress/egress scenario that has been submitted as part of the Planning Board's package.
15. In response to a drainage question along Round Pond Road, EDP's survey crew has picked up
additional topo in the area of the Round Pond Road entry. The base mapping prepared by others
was inaccurate in the area of concern related to site distance. Refer to Sheet 2 — Grading and
Utility Plan for the revised topo and an indication that the required 305' stopping site distance
will be unobstructed.
Miscellaneous
18. Due to a change in Queensbury's Rt. 9 Sewer District project, the location of Manhole
F2 has moved to the north. As a result, the design of the sewer service for the proposed hotel has
been revised. Please refer to Sheet 2 — Grading and Utility Plan, which provides information for
the new service.
Note that a copy of this response has been sent directly to C.T. Male for their review. We are hopeful
that these issues are now resolved.
