Dear George:
In response to your staff notes for the referenced project I offer the following supplemental
information.
Grading/Stormwater
Refer to EDP's response to C.T. Male's review comments previously submitted to your office.
Visual Impact
The applicant, through a design study process, has reviewed several development options for the
placement of the hotel building on this site. It has been the design intent to position the structure
and associated parking so as to maintain some of the existing vegetation to serve as a buffer (to
Round Pond Road and Great Escape) and to "frame" the hotel building (to Rt. 9). The hotel will
be visible from both Rt. 9 and Round Pond Road but vegetation will be retained to lessen the
impact of these views. The surrounding land uses are also commercial in nature.
Traffic
Refer to the attached letter from Creighton Manning Engineering, LLP (CME) which provides an
analysis of the traffic impact of the proposed use.
Pedestrian Access
The site plan has been revised to include a sidewalk connection from the Rt. 9 sidewalk to the
hotel entrance. Rt. 9 sidewalks will be constructed through the previous curb cuts.
Landscaping
The planting plan has been revised to include required street trees (2) along the Route 9 frontage.
The planting schedule typo has been corrected to read JC.

Lighting
The proposed lighting includes only two different types of fixtures. The cut sheets for those
fixtures are attached. Please note that some of the HC-FP fixtures have double mounted
configurations and some are just singles.
The revised site layout plan indicates the fixture locations.
The Project Architect has indicated that there are no wall packs proposed for the building
exterior.
A photometric plan is being revised by the lighting consultant which will extend the foot-candle
readings out to zero. This revised plan will also address the illuminance levels to conform to
those listed in the Zoning Ordinance.
The cut sheet provided for the HC-FP does indicate that it is available in a flat lens system. The
flat lens system in a horizontal configuration (90 degrees to the mounting pole) is the system
proposed for the parking area lights.
The 12' mounted WLS-288 fixtures are not downcast fixtures but are acorn shaped decorative
fixtures with a symmetrical light throw.
The existing light fixtures that will remain in use consist of a utility parking area light mounted
on the westerly (Rt. 9 ) side of the motel building, a 300W halogen yard light mounted on the
gable (southerly) end of the motel and 9 — 75W incandescent pole lights mounted around the
existing pool. The existing lighting has been in place and that which will be retained will be of
insignificant impact to the overall site and adjacent uses.
The plan which will provide the revised photometrics for the proposed site will be presented at
the same size and scale as the site drawings.
Route 9 Design Guidelines
As suggested, street trees and sidewalks are included on the site plan.
A detailed building elevation plan prepared by the project architect will be provided at the
planning board meeting.
I will be bringing a revised set of the site drawings to this evenings meeting which will reflect
our responses to your comments. With the exception of having the revised photometric plan I
am hopeful that your concerns have been addressed.
