In response to C.T. Male's comment letter of Novemver 22"d we have the following responses:
1. We have already secured a NYSDEC permit for all of the road construction within the
Old Maids Brook Corridor including the construction of stormwater management
facilities within the 100 foot wetland buffer. The July 1, 2002 letter from Al Koechlein at
DEC refers to future development of the lots. Al had previously reviewed and approved
the permit for the road construction. A copy of this permit was provided to Queensbury
planning staff.
2. We are aware that access to Lot #10 from Meadowbrook Road will require an additional
DEC permit for wetland and buffer disturbance. During site visits Mr. Koechlein
indicated that DEC would look positively upon issuing this permit once the details of the
disturbance are available. Disturbance of this area of wetland was included in our current
ACOE wetland permit.
3. Section 179-4-090 of the Zoning Code requires only 40 feet of road frontage. We believe
that the proposed lot dimensions meet the requirements of the code.
4. The pond outlet sizes on Drawing S-4 have been corrected to agree with the Stormwater
Management Report. A copy of a corrected plan is attached.
5. As noted the wetlands shown are the final wetlands remaining after disturbance and
mitigation. A copy of the final ACOE wetland permit drawings are attached for
reference.
6. A note has been added to Drawing S-4 stating that each site will require on -site
stormwater detention and management. A copy of the note is attached.
7. I have corrected the culvert length in the HydroCAD sizing calculation. The size of the
culvert does not change.
