TOWN OF QUEENSBURY
PLANNING OFFICE
The following as built changes are reported for the Queensbury Sleep -Inn Site Plan (see Grading
and Drainage Plan, CLA 2 for updated changes):
1.0 Parking Lot and Spaces
• Western, front parking area was moved six feet closer to the building in order to reduce the
amount of cut along the front slope and retain the remaining existing evergreens. Proposed
planting will not be impacted.
• A rear access connecting the back parking lot of the hotel to back lot of the ponderosa was
installed to facilitate better vehicular circulation and snow plowing.
• In order to accommodate an expanded pool courtyard, 7 parking spaces were eliminated
along the eastern perimeter of the building. Also, at the southern end of the building, 3
parking spaces were eliminated in order to accommodate the building transformer. A total
of 79 spaces are provided including 4 handicapped. The allowable number of parking
spaces is 78
2.0 Lighting
• Ten freestanding parking lights were installed to provide ample parking lot lighting. Light
poles are 25 feet high with a 400 amp, metal halide lamp as per building plans. See CLA-2
for light locations.
3.0 Safety Measures
As an added safety measure (2) two -foot high guardrails were installed at the rear parking
area. One along the back (east) parking edge and one at the northern, rear access.
4.0 Drainage
A roof drain and four inch drainpipe was installed to collect roof runoff from the pool
location to the storm water detention basin.
SITE PLANNING • DESIGN • RECLAMATION
• A drywell was installed at the northern end of the building to ensure proper parking lot
drainage.
5.0 Planting & Vegetation
• Three existing evergreens along Route 9 that were intended to remain undisturbed, needed
to be removed due to the extent of grading.
If you have any questions or comments, please do not hesitate to call.
Sincerely
Peter Lo la, ASLA
Principal
