Staff Notes.06.24.1999Town of Queensbury Planning Board Community Development Department Staff Notes Project Applicant: EVEREST ENTERPRISES, LLC Application No.: Subdivision 10-1999 Project Location: Route 9 SEQR Status: Type Unlisted Meeting Date: June 24, 1999 Description of Proiect: The applicant proposes to subdivide a parcel of land into two lots, Lot #1 2.9 +\- acres, and Lot #2 4.23 +\-acres. The intent is to use lot #1 for a proposed hotel. Planning Board review is required for subdivision in the highway commercial zone. Staff Notes: The applicant has complied with the subdivision requirements. The parcel of land has road frontage on three sides, NYS Route 9, Sweet Road, and Montray Road. Parcel #2 is proposed to remain vacant at this time. The Town Historian has suggested a pocket park to provide protection to the Blind Rock site. The applicant has provided a stormwater report, an archeological report and plans that identify the proposed subdivision and the proposed hotel project. This information was forwarded to Rist Frost for review; comments are attached. The proposed subdivision provides a vehicle interconnection to Ponderosa and a pedestrian interconnection to Gamble's Bakery as discussed during sketch plan. The final plans should label each interconnection. Recommendation: Staff recommends approval of the subdivision.
