WARRANTY DEED WITH LIEN COVENANT
THIS INDENTURE, made the day of 2018,

12804,
party of the first part, and
JPGROSS PROPERTIES LLC, aNew York Limited Liability Company with
a business address located at 27 Silver Circle, Queensbury, New York 12804,
party of the second part
WITNESSETH, that the party of the first part, in consideration of One and 00/100 Dollars
($1.00) lawful money of the United States and other good and valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,
his heirs and assigns forever premises situate at:
84 Eagan Road
Town of Queensbury (Tax Map Number 309.17-1-3)
County of Warren, State of New York
And as more particularly bounded and described on the attached Schedule A.
The conveyance is made subject to any and all covenants, easements, conditions and
restrictions of record.
BEING the same premises described in a conveyance from John M. D'Alonzo and Donna E.
D'Alonzo, his wife to Margaret Foote by Warranty Deed dated January 26, 2007 and
recorded in the Warren County Clerk's Office on February 16, 2007 in Book 3196 at Page 12.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, his
heirs and assigns forever,
And said party of the first part covenants as follows:
FIRST, that the party of the second part shall quietly enjoy the said premises;
SECOND, that the said party of the first part will forever WARRANT the title to said
premises.
THIRD, that in compliance with Section 13 of the Lien Law, the party of the first part shall
receive the consideration for this conveyance and shall hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and shall apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.

Beginning at an iron pin get at a distance of 15 feet, more or less, westerly of the center line of
said Eagan Road, and which iron, pin, marks the southwesterly commer of the pre=du:s conveyed
by Ethel Fisher to David L. and Rosemary E. Richardson, the parties of the first part hereto, by
deed dated August 5, 1976, and recorded in the Warren County Clerk's Office in Book 598 of
Deeds at Page 225, and which said premises are shown on a map entitled "Map, Showing Lands
to be Acquired by David Richardson, being a portion of lands of Ethel Fisher, made by Rist-Frost
Associates, dated May 17, 1976, and filed in the Warren County Clerk's Office on August 9,
1976, and which point of beginning is also situate at a distance of approximately 1770 feet
northwesterly of the center line of Big Bay Road, running thence from the.place of beginning,
North 23 degrees 05 minutes 02 seconds West for a distance of 300.00 feet to an iron rod located
15 feet, more or less, westerly of the center line of Eagan Road; thence North.49 degrees 11
minutes 17 seconds East, through the lands of the parties of the ftrst pact and passing 120.2 feet
northwest of the northwesterly comer of the one-story log cabin located on the parcel herein
describes for a distance of 731.87 foot to an iron rod set in the southerly line of lands now or
formerly of Contore, Inc.; thence South 70 degrees 59 minutes 16 seconds East and along the
northeasterly line of lands of the parties of the first part and the southwesterly line of lands now
or formerly of Contore, Inc. for a distance of 255.57 feet to a point in the center tine of an
abandoned roadway formerly known as Wells Road; thence South 30 degrees 42 minutes 22
seconds East, along the center line of said roadway, for a distance of 132.96 feet to the
southeasterly corner of the herein described parcel, and which said southeasterly corner is situate
at a -distance of approximately 1120 feat, northwesterly, measured along the center line of said
roadway from the center line of Big Bay Road; thence South 68 degrees 22 minutes 17 seconds
West, and along the northerly line of lands of Ethel Fisher, for a distance of 941.98 feet to the
place of beginning.
