Dear Mr. Brown:
On behalf of our client, Schermerhorn Residential Holdings, LLP, we respectfully submit the submission
materials for a Single-Family Residence relating to Site Plan Review and Freshwater Wetlands, as
requested. This property is part of a previously approved Highland Park PUD, and the client intends to
construct a driveway for a future single-family residence and associated attendant features. All land
disturbances for this submission will be confined to a residential driveway connecting to an existing
driveway on the site to provide access to future proposed structures. All proposed wetland buffer
disturbances have been reviewed and approved by NYSDEC on August 1st, 2022. We believe a Site Plan
Review is only warranted for the project hardsurfacing a driveway within 50ft of a shoreline (wetland) and
minor vegetation removal within 35ft, and a Wetlands Permit for development within the 100ft adjacent
area of a regulated wetland. Pre-submission meeting materials have been submitted and reviewed by
Laura Moore on 10/5/2022, the meeting notes have been attached with this submission and our responses
to the comments are below.

2.) We respectfully request the following checklist items to be waived by the Planning Board for this
submission.
