Dear Mr. Brown:
The Environmental Design Partnership, LLP (EDP) is providing you this letter in response to review
comments provided by the LaBella dated November 9, 2022. On behalf of the applicant Alisha and Michael
Griffey, we offer the following response to comments and additional information:
1. In response to comment 12 of the October 20, 2022 LaBella comment letter, the Applicant states, “The
proposed driveway has been designed with a cross slope to allow the drainage form the roadway to be
directed to the swales along the edge of the driveway which will convey runoff to the stormwater
devices.”
We understand the intent of the driveway design and subcatchments. However, it appears that the
proposed grading within the road does not match the intent. For instance, 1B is shown in the HydroCAD
model as being tributary to pond 1P. However, sections of subcatchment 1B appear to be tributary to
subcatchment 1A, which is not tributary to 1P. A sketch is depicted below with a red arrow perpendicular
to the proposed contour to visualize the comment.
The Applicant to revise accordingly.
Response: The stormwater modeling and figure 2 have been revised to depict subcatchment 1A
and 1B more accurately. Runoff from portions of subcatchment 1A will be directed to a stone level
spreader on the lake side of Tall Timbers Road to treat and spread out any flows from a portion of
Tall Timbers and the proposed driveway before discharging toward the lake.
It should also be noted that due to the Town Planning Boards concerns about flows onto the property to the
north and existing roadside drainage along Old Assembly Point Road, stone level spreaders have been
proposed to assist in the attenuation and treatment of the stormwater runoff before it flows offsite. These
level spreaders would also help the existing downslope soils absorb and infiltrate any runoff by spreading
those flows over a larger area.
Enclosed are two (2) copies of the full-sized revised plans and stormwater report and thirteen (13) copies of
reduced size plans (11x17). If you have questions or require additional information, please contact our office
