James Daly Tobin, AIA y1. 11 RE: McGarrnlck Residence Addilllon - Town 6f0avembuirys, NY - Review of IE.xIl"ng Soprtfc System. Dear Jim, At your request, we have reviewed the existing septic system design at the above. referenced residence► to determine if the existing wastewater disposal capacity is sufficient for the construcUon the proposed eject. The residence currently contains four bedrooms. The Proposed project includes the construction of one additional bedroom. We have reviewed the following survey drawing which contains design information regarding the existing wastewater disposal system: Drawing No, F-76 1 -Map Of Lancls to be Conveyed By Joseph A L mefell% Jr. to Robert J. 8 Arras J. McCormick prepared by Coulter & McCormack, Licensed Land Surveyors dated Jan. 9, 1987. This drawing was revised on 1127i87 to indicate percolation test results, on 6l23/87 to indicate the location of the file field and again on 3/W99 for the property transfer from Luaarelli to McCormick The drawing was signed and sealed by Andrew T. McCormack, P.L.S.. The existing residence was reportedly originally constructed circa 1987 and was completed by Lucarelli, who reportedly installed interior building finishes including plumbing fodureai circa 1990, We conducted site visits on June °a, 2000, June 12, 2000 and June 22, 2000 to review the existing wastewater disposal system. The purpose of our site visits was to visually assess the "sting condition of the the field, to determine the types of sink and toilet fixtures within the residence and to determine the approximate location and size of the existing septic tank Based on our review of the above-referenced wastewater disposal system design drawing and our visual review of the site, we offer the following comments: 1 . The existing tile field design was based on a soil percolation rate of 10 minutes per inch and a flow rate per bedroom of 150 GPD. The required length of absorption trench was calculated to be 333 ft. on the design drawing. Since the residence was constnicted between 1980 and 1991 , a required flow rate of 130 +GPD per bedroom _ G7i a5 ; Uu fiE 1u : 1 :l F:i1 6r} J::Bi9 rx lransailttdl + sLUB5 iOUlll WF4U : James Daly Tobin, AIA July 51 2000 Page 2 SRA 00-91X should have been used instead of the 150 GPD per bedroom rate. We have field verified that the existing sink, shower and toilet fixtures in the residence airs of a type that is consistent with the 130 +GPD per bedroom flow rate requirement. At 130 GIRD per bedroom, the currently proposed five bedroom residence would require a total of 350 R. of absorption trend based on the percolation rate indicated on the design drawing. The design drawing indicates that the installed the field system contains six laterals at 60 ft. each for a total existing absorption trench length of 360 ft.. We thaerefore consider the existing the field to be adequate for a five bedroom residence as is ,proposed for the current prallescct. 2. Our field review of the existing file field revealed that the system was constructed In a fill material since the present topography does not agree with the tcpoomphia contour lines indicated on the design drawing. This was probably done at the time of construction of the file fled since the depth to bedrock indicated at Test Pit No. 1 was only 3.5 it, which would not be adequate to maintain the required 3 ft* separation from bottom oct the absorption trenches to bedrock as shown on the Tile Field Trench Detail. WO are assuming that the percoolation test was taken in the fill material In 1987, The existing filled area appears to be consistent with the required field size for the installaation of six laterals at sixty feet each. The top surface of the the field was ob&erved to be overgrown with weeds and small saplings at the time of our site visit. The the field area must be mowed and maintained on a regular basis to prevent the growth of saplings and brush with toot systems that could plug the distribution laterals and thereby reduce the capacity of the absorption trenches. 3. No informatiary was provided rewarding the size and location of the existing septic tank and the pump pit, We were able to locate the existing duplex pump pit near they northwest corner of the existing garage- The existing septic tank appears to be located between the pump ,pit and the residence along the north wall of the garage at a depth of two to three feet below existing grade, as evidenced by soundings with a steel bar. Trio size of the erxlstng septic tank could not be determined. It is probable that the septic tank which was installed was at most a 1250 gallon capacity unit which would have been appropriate for a four bedroom residence- The proposed five bedroom residence will require a septic tank capacity of 1500 gallons Pius 250 gallons each for the presence of existing Jacuzzi and garbage grinder units for a total required capacity of 20DO gallons. We suggest that the existing septic tank be exposed during construction to determine the size of the eXistirrg unit_ if the tank is determined to have a capacity of lass than 21300 gallons, then the tank should be removed and replaced with a 2000 gallon ,capacity tank. Grade rings should be installed above the septic tank clean-out openings to within approximately six inches below finish grade and appropriate covers provided above the grade rings to facilitate future tank cleaning. The owner should be advised that the septic tank should be pumped at three to five year intervals as a regular _; f - 01 ' UJf VV T'Li' 1V . a. :1 L'._.k US146 L' Q.Y 1ALS1aalLi a. lda 4 -_',Ny,. aVw•i.1 . .. .,. 1 James Daly Tobin, Alai .tuly 5, 2000 Page 3 SRA 00-9CA maintenance proes&Jre_ The replacement septic tank, if required, should be installed no closer than ton feat from the basement wall; the new tank may be installed immediately adjacent to the north garage wall since the garage floor is of concrete slab-on-grade construction. We have discussed the above Information with David Hatin, Zoning Ofrwar for the Town of Queenabury. We suggest that Mr. Hatin and our office be contacted after the existing tank is exposed to verify the ca- parity of the existing septic tank and the feasibility of replacing the tank in the manner stated above if required.
