I found some of the information to be incorrect, and wanted you to have all the facts to comment on. You state that " three feet of the south end of the wall between the house and garage does not have complete bearing on a concrete footing" Now that you have the pictures you can clearly see that roughly eight feet misses the footing completely and the next ten feet has partial bearing on the footing. I'm enclosing three pictures of the condition that you can have for your file, if you don't mind I would like your comments to reflect the actual condition at hand. I understand that due to a mistake during the casting, of the footings three feet of the south end of the wall between the house and garagedoes not have complete bearing on a concrete footing. Fortunately at this location the wall in question ties into and is braced by the south wall of the house and the cellar floor stab and garage floor and the wall is a non-load bearing wall. .
