Engineering Evaluation for Renovation of Commercial Building
for : Keith Cavayero, Owner
1 . This Engineering Evaluation is to document the structural
adequacy of an existing single-story building at 13 Main
Street, Queensbury, New York. The Occupancy Classification
is Cl Business (50 lb ./sq . ft . live floor loading) and the
Construction Classification is Type 5b. The fire rating
is low hazard,;;
2 . The new steel S18x6 ridge beam (span 28 ft . ) is adequate
support for the roof load it supports .
3 . The new 4-member 2"x12" (max. clear span of 19 ft . ) built
up girder is adequate for the roof load it supports .
4 . The exterior load-bearing building walls are satisfactory
for the support of their applicable roof loads .
5 . The 'east ' gable wall under the roof peak has 4 or 5
vertical studs that need to be extended to the floor sill
, to provide adequate structural support for this wall .
6 . A few of the new 2"x6" rafter/ceiling members from steel
beam to new 'north' wall (northwest corner) need additional
bearing support at top plate of 'north' wall ( in addition
to existing toe-nailing) . It is recommended that all new
2"x6" rafters framing into this new wall have some
horizontal bridging at their midpoint to pick up some of
the load from existing 4"x4" rafters .
7 . The middle wood post in the basementy (round, split post)
should be replaced with a new 4"x4" wood post . It is
recommended that a new 16"x16"x6" concrete pad be poured or
installed under each post to distribute axial loads over
the existing concrete basement f-loor(structural capacity is
unknown) . •
8 . All existing floor joists over crawl space to east of
basement should be checked to make sure adequate midpoint
supports exist at each joist . ,
9,. The structural integrity of the foundation block walls (and
related footings) could not .be determined at end supports
for 'the two roof beams , above . The axial end reaction for
the steel beam will be 12, 000 lbs . at each end of this beam
and the axial end reaction at each end of the 4-member
2"x12" beam will be 3, 000 lbs. . The owner will be
responsible for structural adequacy of these existing
walls .

10 . Two (2) exits to grade are required, each with lighted exit
signs . ,exit doors should have hardware that prevents them
from being locked to those persons on the interior of the
building: A smoke detector shall be mounted on the ceiling
of basement and first floor.
11 . Handicapped'' %-building access and egress shall be provided,
conforming to appropriate building codes . If bathroom
facilities are provided for customers and/or public use,
they must be useable by handicapped .
12 : William E. Montgomery Jr . PE cannot be responsible for the
structural adequacy of any parts of the building and/or
foundation which are underground or otherwise not easily
observed and documentable .
13 . All design and construction must conform to latest editions
of the New York State Uniform Fire Prevention and Building
Code ; and The National Electric Code and to any applicable
local building codes and/or regulations .
