Foundation Replppement---Bav Ro d Hoy
1 . Existing footings at North & South walls to be cleaned off
and new footings 24" wide by 8" deep, centered for the new
6 1/4" walls, to be poured on top of them, extending over
the existing concrete floor (approx. 4" thick over exist .
floor) .
2 . Install new 6 1/4" frost wall , at west end of garage, on
new 16"x8" concrete footing to be installed with bottom
4ft . below grade, centered for new 6 1/4" frost wall, and
reinforced with 2 #4 rebars continuous .
3 . All new 6 1/4" exterior walls to be doweled or keyed to new
footings .
4 . Install new 6 1/4"x32" (approx. ) center support on new West
frost wall to support existing gable-end header and west
end of header for 1st floor joists .
5 . Install new pressure-treated sills (approx. 3"x8" ) on top
of new walls at N , S, and W walls .
6 . Align new North and South walls to connect with existing
foundation walls under main house .
7 . New 6 1/4" foundation walls should be tied to new house
sills . Recommend vertical #4 re-bars installed 4 ft . O .C .
with 20" in Blue Maxx cores (filled with concrete) approx.
2"-3" into new holes drilled into pressure-treated sills .
Sills. should be adequately anchored to existing house
structure . New walls should wrap corners at West wall and
anchor to any new wood framing of west wall .
8 . Backfilling against new North and South walls should not be
done untill these walls are anchored at their top to new
sills and house structure and have a minimum time-to-cure
of 20 days . Backfill within 18" of new walls should be
crushed stone , washed gravel, or sand to prevent water
build-up against walls and to promote all surface water in
this area reaching new drainage provision at footings .
Backfill carefully in layers .
9 . The West frost wall may be either 8" poured concrete or 6
1/4" concrete-filled • Blue Maxx construction . Backfill of
this in-ground frost wall may be done 7 days after wall is
completed, filling each side of wall in alternate layers so
as to not move or damage wall .
10. New exposed foundation walls (North and South) shall be
Blue Maxx , installed in conformance with the AAB Building
System Specifications, installation instructions, and
materials. Walls are to be braced during concrete
placement, as per installation instructions, to keep walls
plumb and to withstand normal wind loads, scaffold loads,
and horizontal forces. Concrete used to fill Blue Maxx
forms should be 3, 500 PSI mix with maximum aggregate size
of 3/4" and a max slump of 6" . Each concrete layer should
be hand-rodded or vibrated to ensure consolidation of
concrete layers and reinforcing steel and, the elimination
of cold joints between layers. All external wall surfaces
to receive EPS-compatible parging as specified in the
installation instructions. It is highly recommended that
an AAB Building Systems representative be consulted for
on-site inspection and installation instructions.
11 . Steel reinforcements shall consist of #4 rebars, installed
as follows:
A. Horizontal Reinforcement
1 . One bar installed in web groove closest to surface
of inside EPS panel in first course. Bend rebar at
any corners.
2. One bar installed in second web groove closest to
surface of inside EPS panel at 2nd . course.
3. Stagger placement of bars in successive courses.
B. Vertical Reinforcement
1 . Place one vertical bar from top of footing to 2"
below top of wall at 12" O.C. . This bar should
weave between the alternate horizontal bars and be.
approx . 1 1/2" from surface of inside EPS panel .
2. Place 24" long vertical bars at 48" O.C. extending
from 2"-3" into house sill to approx . depth of
21"-22" into core of 6 1/4" Blue Maxx wall .
After Walls in Place
12. Install a new or re-install the existing. , central header
under existing last floor system, tying the ends into west
wall center concrete column (vertical Blue Maxx column ) and
existing 6" pipe column (create suitable pocket in Blue
Maxx column ) .

13. Install new full length 2" x 8" floor joists (scab to
existing 2"x6" joists if necessary) for support of existing
floor section from last 6" column to Blue Maxx support.
. Remove existing two (2) steel beams(at quarter points) and
the wood header(where existing joists are cut) under this
section of floor.
14. Scab on new 2"x8" joist where existing joist has been cut
for plumbing in next floor section .
15. Clean and paint 2 existing 6" pipe columns . •
16 . Install new top and bottom plates at existing 3" steel post
at south side of existing main house floor at top of steps.
Use 8" x 8" x 3/4" steel plate at bottom of post (under or
inplace of pipe flange) and 8" x 10" x 3/4" steel plate at
top of column with 10" length providing a seat for wood
header under 1st floor of garage.
17 . These additions and improvements will restore the
structural integrity of the garage foundation and the 1st.
floor over the garage to an acceptable condition for
residential occupancy.
