The site plan provides sectional dimensions of the lot width from `road front to lakefront'. The average of these sections yields an average width of less than 150'. Please note that I tested a variety of sections to insure that I didn't just use the most favorable widths. With the average lot width determined to be less than 150' we understand that the setback standards are 20' from the side property lines. You will recall that our site plan used a side setback of 25'. Due to our application in September 1997 for an area variance, our approvals were subject to the October 1996 revisions to the WR-1A zoning. Therefore side setback requirements are actually 20'. Also for your file I submit a plotting of the house footprint area, including roof overhang. For clarity I have added the location of the 20' setback lines which indicates the entire building complying with side setback requirements. The basis for the denial is indicated as follows : Conditions contained in the resolution granting the Area Variance 63-1995 allowing the construction of two (2) principal dwellings on a single building lot stipulates the residence in question will be 4000 square feet in area, and "will adhere as closely as possible in both structure and exterior appearance as the artist' s rendering that was submitted" as part of the variance application. Based on a review of the architectural plans and information contained on the building permit application, the proposed residential structure is approximately 6830 square feet in area with a building footprint of 4667 square feet . Additionally, the elevations provided on the building plans differ considerably with the rendering provided with the variance application. Specifically, with the exception of a single second story structure on the south side of the house (as depicted on the artist' s rendering) , no second story structures were originally proposed. The building plans indicate second story structures to be located at the east and west wings of the house (as well as the south side) increasing the building scale and overall visual impact on the lakefront . It should also be noted the lake elevation (as depicted on the building plans) is nearly all glass-in stark contrast to the aforementioned artist' s rendering.
