Michael Serra Nottingham Drive Glens Falls , New York 12801 I Re : Construction Inspection of Residence on Nottingham Drive Dear Mr . 8 Mrs . Serra : At your request an inspection was made of the construction in progress at your residence . In attendance were Mack Dean , Queensbury Building Inspector and Kevin White , General Contractor on the project , This inspection report is limited to items that effect life safety . Various items of work ( roofing , flashings , siding, installation ) way not conform to acceptable practices of normal. house construction . but they have not been addressed by the report . Neither the plans that were prepared nor the contract between the owner and contractor addressed all the . specifics needed to complete the scope of work and are sadly lacking in information or detail required to even define the process needed � to provide completion to acceptable standards . The following is a listing of items that should be corrected to bring the construction into conformance with the New York State Uniform Fire Prevention and Building Code . Structural . ` 1 . Provide2 - 2x12 header for the opening between -the existing dining and living rooms . 2 . Provide 2 - 2xi0 header at the stairway opening . Provide solid built up 2x4 columns built into walls at bearing points . 3 . Provide 2 - 2x10 girder to span the opening at entrance 7o kitchen from foyer . 4 . Provide additional wood column supports for the existing steer center ,girder in the basement . 5 . Provide plywood ,gusset plates screwed and ,glued to each U : de of notched 2x10 floor .joists above kitchen ceiling . Plumbing : 1 . The plumbing vent stack for the new front bathroom .shouia be rerouted so as to extend thru the roof above the fixture group with a minimum of 45 degree bends . Also a vent should be provided from the new shower unit and tied to the relocated main vent stack . 2 . The plumbing vent for the new master bathroom should continue directly thru the roof . A vent should be provided from the new shower and tied to the main vent stack . 3 . The location of the hot and cold supply piping on an outside wall or in the attic space is questionable . The code require , Inspection Report : Serra Residence conso that no piping for a water supply system be cocealed in exterior walls or located where it may be subjected to freezing temperatures unless adequate provision is made to protect such piping against damage from freezing . We reccomend that the hot and cold water supply piping for the new upstairs bathrooms be relocated to interior partitions or run below the floor ( above main floor ceilings) . Access is available as the main floor ceilings have not yet been installed _ Q . The hot water heater should be relocated so that a drain pan can be installed under the tank . The pressure relief valve should be piped so that it drains to the drain line thru an indirect air ,gap fitting , This would provide some protection for the finished ceilings and walls below against possible water damage . Electrical : ! . Eliminate ,junction boxes that would not be accessible above new ceilings . 2 . Provide a disconnect switch at the location of the new hot water heater , Fireplace and Chimney : 1 . The chimney shall be constructed as to be structuraly safe . Proper support should be provided for a new concrete cap . The cap shall have a wash on all sides . The flue shall be protected by a minimum of 4 " of masonry and all wood framing shall be a minimum of 2 " from the masonry . The completion of the project and correction of any items that you are not satisfied with should be discussed with your contractor as soon as possible so that the schedule for completion of the work can be prepared and work can begin again .
