Town of Queensbury Department of Community Development
Application Processing and Instructions
All applications submitted to the Town of Queensbury Planning and Zoning Boards shall be subject
to the following review process in order to allow for a complete and thorough evaluation.
1. Pre -Application meeting to determine necessity of a Site Plan Review and identification of
items required — please call (518) 761-8220 to make an appointment.
2. Submittal of complete application [One (1) original and fourteen (14) copies] by specified
monthly deadline.
3. Determination of application completeness by Staff. All necessary information must be
provided and appropriate fee(s) paid for consideration for placement on an agenda for that
month.
Incomplete applications will not be considered for placement on any agenda until all missing
information has been supplied.
4. Submittal to the Warren County Planning Board, if applicable. Please check with staff.
5. Planning Board meeting - generally the third and fourth Tuesday of each month. You will be
advised in writing as to which meeting to attend.
6. Zoning Board meeting — generally the third and fourth Wednesday of each month. You will
be advised in writing as to which meeting to attend.
7. Following the meeting, you will be provided with a copy of the resolution stating the Board's
decision on your application. If your application was approved, the next step would be a
Building Permit. If your application was approved with conditions and/or changes, updated
plans/drawings must be provided for the next phase of review. If your application was
denied your project cannot proceed as submitted. You may re -apply, if your application has
significant differences from the application denied.

Please note that the Town of Queensbury Zoning and Subdivision of Land Codes contain many requirements
that potentially affect a project.
Effective immediately all applicants must meet with staff for a Pre--AMlication Conference prior to completing
your application and submitting it to the Community Development Department for processing. Please call
(518) 761-8220 to make an appointment. The intent of this requirement is to assist applicants in meeting the
minimum submission requirements, and to address any other issues or recommendations identified by staff.
Applications must be complete to be placed on an agenda.

Site Plan Review Application
The Site Plan Review process involves presenting a proposal to the Planning Board and
answering any questions that may arise regarding your project. As part of its review !process,
the Town of Queensbury Planning Board notifies the general public and property owners within
500 feet of the proposed project, conducts a public hearing and performs an environmental
assessment of the proposal in accordance with the N.Y.S. Environmental Quality Review Act
(SEQRA) requirements.
This application was designed to solicit the information necessary for applicant to comply with the
Town of Queensbury Site Plan Review requirements. A Pre -Application meeting with the
Planning Staff is required. Staff members are available by scheduling an appointment; our office
is open weekdays between 8:00 a.m. and 4:30 p.m.

FLOOR AREA RATIO WORKSHEET
Any construction, addition or replacement of structures in the Waterfront Residential Zones (WR-lA & WR-
3A) is subject to the Floor Area Ratio requirements as defined in Section 179-16 of the Town of Queensbury
Zoning Ordinance.
Floor Area Ratio (FAR) is the relationship of building size to lot size derived by dividing the total building
square footage by the lot size in square feet, yielding a percentage. The maximum allowable FAR is 22
percent.
** Please note that FAR requirements are separate and distinct from the permeable area requirements that
may apply.
Building square footage includes all floors of the primary structure, covered porches, and basements (when at
least three (3) feet in height of one (1) wall is exposed and the space meets the living space requirements as
defined in Section 711 and 712 of the NYS Building Code — see reverse side of page. Detached storage
buildings greater than 100 sq. ft. and detached garages are so included in the FAR calculations. Building
square footage does not include: open decks, docks and that portion of covered docks extending into the
water, and one shed 100 sq. ft. or less. All additional sheds are included in the FAR calculations.

Engineering Fee Disclosure: Applications may be referred to the Town consulting engineer for review
of septic design, storm drainage, etc. as determined by the Zoning or Planning Department. Fees for
engineering review services will be charged directly to the applicant. Fees for engineering review will
not exceed $1,000 without notification to the applicant.
Please Note: Other permits may be required for construction or alteration activity subsequent to approval
by the Zoning Board or Planning Board. It is the applicant's responsibility to obtain any additional
permits.
Official Meeting Minutes Disclosure: It is the practice of the Community Development Dept. to have a
