Prior to occupying the existing dwelling, the openings between the living room and addition must be sealed off temporarily to prevent use of this space. 2. As weather permits„ the decks and foundation repairs to the structure be completed in a timely fashion over the course of the spring and summer. 3. Prior to the Certificate of Occupancy being issued for the addition and the decks, a framing inspection must be performed to make sure that all framing is in accordance with the plans designed by Richard ,Tones Associates; an insulation inspection be performed to assure that the addition is insulated properly; a footings and foundation inspection prior to the pouring of the footings and during the erection of the foundation prior to backfill be inspected and that smoke detectors be installed adjacent to bedroom areas for the two smaller bedrooms that were added on. Also the chimney footing must be inspected as well as the header over the window in the east front bedroom . Framing in the garage addition be upgraded as to conform to today's standards to take away the overspan double 2x4's that are currently in place on that addition to the rear of the garage. Also one side of the truss where the sheetrock of the garage extends be sheeted to provide an adequate fire separation between the house and the garage and the door between the garage and the addition be changed to a 3f4 hour fire - rated door and jam. All electrical wiring must be inspected by the electrical inspector and approved prior to the issuance of a Certificate of Occupancy. I trust this will answer all of your concerns regarding the repairs to this property. You have a tremendous task to perform however, if you will recall our conversation, one of the reasons for my letting you occupy the original house is that all of these repairs would be repaired over the spring and summer with a Certificate of Occupancy being issued somewhere toward the end of the summer and I expect from our conversations that all of this work will be performed by the end of that time.
