Hard surfacing within 50 feet of a shoreline and Expansion of a non-conforming structure in a CEA requires Planning Board review and approval. Variance: Relief from minimum front, side, rear, & shoreline setbacks, and Floor Area Ratio requirements of the WR zone and expansion of non-conforming structure in a CEA. Planning Board shall make a recommendation to the ZBA. MATERIAL REVIEW: Application Drawings 1 thru 4: road view, south view, east view,north view Survey dated 8-7-2013 STAFF COMMENTS: The applicant proposes to construct a 420 sq. ft. attached garage to an existing home. The garage is to be 18 ft. in height and will be attached the east side of the home. A portion of the parking area and two existing sheds are to be removed. There are two stormwater gravel pits to be installed at the corners of the new garage. The owner has indicated that additional plantings will be installed once construction project is almost complete. The drawings submitted show the elevations, septic area, location of the areas to be removed, and the location of the addition. The applicant has requested waivers from J -stormwater, K —water supply and sewage facility, L — shrubs and plantings, and M —fire access. The project is also subject to an area variance for setback and permeability. NATURE OF AREA VARIANCE: Relief is requested for yard setbacks and permeability. The front setback existing is 25.75 ft. for the house and the garage is to be located 20.17 ft. west corner and 20 ft from the east corner and a 30 ft. setback is required. The side setback existing is 3.72 ft. from the south corner and 2.96 ft. from the north corner and proposed is 12.20 ft. from the south corner and 11.44 ft. from the north corner where a 20 ft. setback is required. The shoreline setback existing is 26 ft. from the house and the garage is to be located 24.30 from the east corner and 37.86 ft. from the west corner where a 50 ft. setback is required. SUMMARY The Planning Board is to provide a recommendation to the Zoning Board in regards to the relief requested.
