The building is to be located near the south side boundary line on an existing gravel area and within this area the parking will be altered to accommodate the building. In addition, a row of trees is to be removed and new plantings are to be installed. Three new light poles are to be installed along the southern property line and to have down cast lighting. The building stormwater is to be handled with eave trenches where the building will be accessible through a garage door for deliveries and a side door for employees to access products. The applicant has indicated deliveries will not occur during operating times so pedestrian and vehicle traffic will not be in conflict. The plans show the location of the new building with the existing and proposed site conditions. The applicant has requested waivers from stormwater, grading, lighting, and landscaping. ■ SUMMARY The applicant has completed a site plan application for construction of a cold storage building where site work or building modifications in the Commercial Intensive zone require site plan review.
