STAFF COMMENTS:
Applicant proposes to construct a single family home with a 10 ft. buffer adjoin a commercial zoned parcel.
The existing parcel is located in the Moderate Density Residential zone and abuts property that is zoned
Commercial Intensive. Article 8 provides the landscaping design and buffer requirements under review to be
addressed as part of Site Plan review. The applicant intends to maintain a 10 ft. natural vegetation buffer along
the west property line with two sections of screening fence. The buffer zone schedule indicates a type C strip
that is a50 ft. wide planted/natural vegetation area where the planning board can waive these requirements for
an alternative proposal. The information submitted shows the location of the single family home with an
attached garage, a pool area, storage shed, and the buffer area details.
SUMMARY
The applicant as completed a site plan application for the construction of a single family home on parcel in the
MDR zone that boarders a CM zone requests a waiver from the Planning Board to have a 10 ft. buffer area
versus a 50 ft. buffer.
