Close" dated June 20, 1985 as prepared by Coulter & McCormack, Licensed Land
Surveyors and filed in the Warren County Clerk's Office on November 13, 1985 in Plat
Cabinet A; Slide 112.
THAT this conveyance is made subject to any easements granted to the New
York Telephone Company and Niagara Mohawk Power Corporation or the Town of
Queensbury of record in the Warren County Clerk's Office.
SUBJECT to certain restrictions, 15 in number, as more fully set forth in the
Declaration of Restrictions, dated May 9, 1977, and recorded in the Warren County
Clerk's Office on May 10, 1977 in Book 605 of Deeds at Page 95.

• TOGETHER with the appurtenances and all the estate and rights of the Grantor
in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, their
heirs and assigns forever.
AND said Grantor covenants as follows:
FIRST, That the Grantee shall quietly enjoy said premises;
SECOND, That the Grantor shall forever Warrant title to said premises;
THIRD, That in Compliance with Section 13 of the Lien Law, the Grantor will
receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
