Dear Mr.Corlew&Mr.Tabor:
I am writing to you in order to document my conversations with you, Mr. Tabor, relative to your
proposed construction of a garage on your property at 20 Twin Mountain Drive. As discussed, I
find that an Area Variance will be needed for your project.
Specifically, your project offers the construction of a structure that does not meet the minimum
• setback requirements of the Moderate Density Residential (MDR) zoning district. As discussed,
you may either apply for the variance or revise your building permit plot plan; moving the garage
to a compliant location. Based on our Iast conversation, it is my understanding that you may be
considering the variance as your options on site appear to be limited.
Enclosed is an Area Variance application. Please note our established submittal deadlines, survey
and pre-submission meeting requirements when preparing your application materials. The filing
fee is$50.
This letter will serve as the necessary denial letter for your variance application processing.

NARRATIVE & WAIVER REQUEST
Applicants wish to construct a two car freestanding garage. Thus has been a plan since the
Applicants purchased the property. The lot is a sloping lot from the road down to the rear. Placement is
dictated by present development of the lot.
The existing driveway, the substantial plantings to the north of the driveway and the existing
deck prohibit the attachment of the garage to the house. Further, the Applicants wish to have a side
entrance garage, as opposed to a front entrance for appearances.
Moving the garage forward eliminates the need for substantial fill to be brought to the site.
The Applicants also are in the process of installing a pool. The septic systems and the existing
decking dictate the location of the pool, which also impacts the garage location.
This application is a result of doing a global plan for the lot development. This is and will be
landscaped.

We request a waiver for the following: Landscape Plan, Stormw.terlan and Grading Plan.

Not an undesirable change-cleaned-up undesirable area to erect garage. Garage will be new, sided same as
house and landscaped on South and West sides facing neighbors. Residential garage in residential neighborhood.
2. Whether the benefit sought by the applicant can be achieved by some method, feasible for the applicant to
pursue, other than an area variance?
No , There is no other area on the property which is accessible from the existing driveway. Existing house,
driveway, substantial landscaping and septic dictate where pool and garage can be located. The width of the
vacant lot to the south dictates that its house location will be substantially set back from street and will not be
not be affected.
3. Whether the requested area variance is substantial?
No-The garage is 1/2 the the size of the very small house. See neighborhood support letters.

We have been next-door neighbors of Mr_Tracy Tabor for nearly twenty years. During our twenty-year
relationship with Tracy as a neighbor,we can vouch that his property has always been perfectly
maintained, manicured and beautifully landscaped.
Tracy is requesting to build a garage; a structure that will increase his property value and that of the
homes on Twin Mountain Drive. We are one hundred percent in favor of his endeavor and sincerely
hope there will be reconsideration for this project.
Every home-owner on this street is agreeable to his proposal because we all know how responsible he is
and the pride he takes in his property.
We certainly hope you will consider our thoughts on this matter and grant him a permit to build his

We are writing on behalf of our neighbor, Tracy Tabor, who wishes to build a garage on his
property at 20 Twin Mountain Drive in Queensbury. We live around the corner on Luzerne
Road from Tracy. He has been a good neighbor for all of the 25 years we have been in this
neighborhood. His home and yard are beautiful. Tracy is a responsible home owner and has
maintained his property very well.
We have absolutely no problem with Tracy building a garage on his land at the specific location
he has indicated and have full confidence that he will maintain it just as well as he has
maintained his residence and the rest of his property.
