MATERIAL REVIEW Cover Letter Application: Preliminary & Final Map S-1 STAFF COMMENTS The applicant proposes to subdivide a 3.8 acre parcel into a 2 lot commercial subdivision. The larger parcel of 2.88 acres currently has an existing building with businesses and a pavilion towards the rear of the property. The 2.88 acre parcel is to remain as it currently exists. The 1.0 acre parcel will be marketed as a vacant parcel. The plans do show contour of the existing lot and setbacks. The applicant is requesting preliminary and final review of the 2-lot subdivision. The applicant has indicated the plans will be updated to show a shared driveway so both parcels have access to Route 9 from the driveway, a 20 ft. wide interconnect to be shown between the two properties, and the existing commercial property has adequate parking for the site uses. SUMMARY The applicant has requested a waiver from Sketch Plan Stage review. The Long Environmental Assessment Form has been submitted for the Planning Board's review and completion of Part II.
