The site work activities involve the removal of the greenhouse eating areas, exterior building upgrades and alterations to the interior. The modification includes the construction of 276 sq. ft. additional building space in place of the front green house area. The information submitted shows the existing building coverage to be 3,676 sq. ft. and the removal building/greenhouse area of 452 sq. ft. so the new building coverage will be 3,224 sq. ft. The plans submitted also show the elevations and the exterior look of the building after the renovations. The relocation of the trash enclosure into the footprint of the building includes additional plantings in that area of the property. There are no changes proposed to the parking, lighting, or traffic pattern on the site. The plans do show a new drive-thru entry with signage for the drive thru. The applicant has indicated after review of the seating needs for this particular restaurant that it was determined one of the green house areas should be developed as part of the building space to maintain the necessary seating. SUMMARY The applicant has completed a site plan application for the modification and included the renovations to the existing Burger King restaurant; that includes the removal of two existing greenhouse eating areas —with the construction of building space in the front green house area, redesign drive thru, relocation of the trash to be included in the footprint, new signage, new plantings, and additional sidewalk area replacing the building areas that are removed. Applicant now proposes to modify that by converting front greenhouse area of 276 sq. ft. back to building area. Site & Building improvements in a CI zone require.Planning Board review and approval. SEQR Type II—no further review required; A public hearing was advertised and held on 10-22-2013; This application is supported with all documentation, public comment, and application material in the file of record; MOTION TO APPROVE / DISAPPROVE SITE PLAN 60-2013 CARROL'S CORP. Introduced by who moved for its adoption, seconded by 1) Pursuant to relevant sections of the Town of Queensbury Zoning Code-Chapter 179-9-080, the Planning Board has determined that this proposal satisfies the requirements as stated in the Zoning Code; 2) Final approved plans, in compliance with the Site Plan, must be submitted to the Community Development Department before any further review by the Zoning Administrator or Building and Codes personnel. 3) The applicant must meet with Staff after approval and prior to issuance of Building Permit and/or the beginning of any site work. 4) Subsequent issuance of further permits, including building permits is dependent on compliance with this and all other conditions of this resolution.
