PROJECT DESCRIPTION: Applicant proposes a pharmacy drive-thru. Expansion, remodeling or

STAFF COMMENTS:
The application materials have indicated the existing building is 63,751 sq. ft. and there are to be changes to one
portion of the building and the exterior site within that area of the building for the drive-thru pharmacy portion.
The site currently has 352 parking spaces and that will be reduced to 342 spaces. The pharmacy area is located
to the south end of the building and includes an access window with an awning. The traffic flow for the drive-
thru will include 15ft to a 12 foot drive lane with a 1620 sq. ft. landscaped island along the drive lanes. The
previous approval for this project included conditions that the applicant has incorporated into the submission.
This includes the extension of the rail fence to eliminate a non-designated cut through. The plans show the rail
fence to be 325 +/- ft. in length. The applicant indicated they would be rotating the propane storage area to 90
degrees so it is parallel to the building. The plans show the propane storage to be located to be moved from the
south end of the building to the north end of the building and parallel to the building. The pavement area would
be striped to designate the drive thru area. The drive-thru striping is shown on the plans. Two items also
included as conditions and are shown on the plans are drawings stamped by an engineer and the orange
construction fencing needed around the pharmacy area during construction. The last item is notation on the
plans indicating fifty foot easement between the properties of Hannaford and CVS on the Bay Road side of the
property for a possible future connection point. The applicant does not propose any other changes to the
building or site.
The applicant has requested waivers from providing lighting information, utility systems, water supply details,
and stormwater management.
SUMMARY
The applicant proposes a drive thru pharmacy to the south end of the existing Hannaford Supermarket building.
The plan show the site and building conditions existing and proposed. The board may consider the request for
waivers from the lighting, utility systems, water supply details and stormwater management.
