The purpose of my visit was to observe.and evaluate the condition of the existing residential foundation system. My evaluation was visual, no sampling or testing of the structure or its components was performed. The visible elements of the existing foundation system consist of cast-in-place concrete basement foundation walls and a cast-in-place concrete basement floor slab on grade. Presumably,the foundation walls are supported by a continuous cast-in-place concrete wall footing. The foundation system is exposed due to the demolition of the original home as a result of a fire. The foundation system has been unheated and unprotected throughout the recent winter, thereby making it susceptible to frost. Based on these observations and my evaluation of the existing foundation system, 1 found no apparent evidence of structural distress in the existing foundation system due to frost susceptibility or the fire. I recommend that the existing foundation system be re-used for the proposed new construction. Additionally, I recommend that the new first floor be framed as soon as practicable in order to brace the top of the foundation wall and reduce the potential for distress in the foundation system due to lateral earth pressure from the surrounding soil.
