Site Plan Modification
Dear Mr. Hunsinger and Planning Board Members:
Attached is a site plan application for modification of previously approved site development on
the south side of Main Street on the property owned by Michael Ringer.
The original site approval was for renovations to the site including landscaping along Main
Street, reconfiguring of traffic flow through the site and construction of additional parking to the
rear of the parcel with an access drive exiting onto Linda Avenue.
Since the approval the applicant has removed the mobile home located on the adjacent parcel to
the south and regraded a majority of the adjacent parcel to the south fronting Linda Avenue into a
dirt parking area. The applicant requests to allow this modification and also proposes to install
additional stormwater management controls to service the newly created impervious area.
This modification will require the applicant to pursue an Area Variance for permeability. We
have submitted the required Area Variance for the lack of compliant permeable area with this
application. The applicant will also be merging both parcels into a single parcel if the site plan
modification and area variance are approved.
The applicant is also requesting a waiver from providing building elevations, a floor plan, a
landscaping plan and a lighting plan. The applicant will not be proposing any additional lighting
or changes to the existing building or use of the existing building.

• Revised Site Plan with updated survey, grading and stormwater management Drawing 5-
1 dated 5-9-14.
• Previously approved Site Layout Drawing S-2 dated 6/16/10
• Revised Site Details Drawing S-3 dated 5/15/14 with revised details
• Updated survey of both parcels proposed to be merged prepared by Van Dusen & Steves
Surveyors dated 1/22/14.
• Revised Stormwater Management Report
