In order to accomplish this on this property we request the following variances: 1 to place the leach field less than the 100 ft setback required from the wetland. 2.to place the house 40ft from the same wetland. 3. To exceed the max height allowed of 40 ft by 7inches . The reason for these requests arises from set back requirements . We first received a delineation of wetlands on the Eastern boundary from the NY DEC. Then proceeded to receive a USACE delineation and of a smaller wetland fully on our property. A permit was subsequently issued by the USACE to impinge on the wetland to the amount of 2560 sf for the purpose of building and backfilling the residence. In as much as the setbacks required from the property lines (front, sides and rear) as well as the wetland 100ft this severely limits the placement of the house. Add to this the location of neighbors Septic field and thus the request. It is impossible to build the house, place the Well and the Septic system without the variances requested. We understand and respect the desire to protect the wetlands we have proposed the use of an environmentally friendly Presby Enviro-septic treatment system. We also are taking care to landscape in such a way as to direct storm runoff away from the wetland as much as possible The height variation is due to a walk out basement. The Planning Board shall not approve a Site Plan unless it first determines that such site plan meets the following Standards. Please prepare responses to each of the following topics. The establishment of vehicle links between parking areas of adjacent properties are provided where feasible. This furthers the Town's goal of reducing curb cuts and reducing congestion. A twenty-foot wide connection is required. If adjacent properties are either y, undeveloped or previously developed without having made provision for future linkage, then a future connection must be identified and provided for in the site plan under review for such future linkage when the time arises. The Planning Board may require proof that the applicant has made contact with adjacent property owners for purposes of coordinating linkages with adjacent properties. H.
