I am writing you with regards to my review of the above-referenced project and to document our
recent telephone conversation regarding the same.
Upon my review I find that your project will require an Area Variance from our Zoning Board of
Appeals. Specifically, your proposed project offers the construction of a second garage on your
property at 30 Country Club Road while the current Town of Queensbury Zoning Ordinance only
allows for one such structure. As such, an Area Variance is necessary.

2.) ENGINEERING FEE DISCLOSURE: Applications may be referred to the Town consulting engineer for review of septic design,
storm drainage, etc. as determined by the Zoning or Planning Department. Fees for engineering review services will be charged
