PROJECT DESCRIPTION Applicant proposes demolition of existing home to construct a
2,247 sq. ft. (footprint) single family dwelling. Total floor area
4,443 sq ft.

STAFF COMMENTS
The applicant proposes to demolish an existing non-conforming residential structure to construct a new
residential structure in a similar location. The project also involves obtaining additional property to the west
side to place a compliant septic system this element is being handled administratively as now new lots are being
created. The construction activities occur within 50 ft. of 15% slope requiring site plan review. The project
includes installation of new landscaping and areas that will assist with stormwater generated on the site. The
new plans detail the Glen Lake side of the building to have a majority of open deck areas, a screen porch
section, a balcony section and then at ground level to have permeable paver. The floor plans indicate it is a
four bedroom home. The project is also subject to variances for permeability; side, rear, shoreline setbacks;
height, road frontage and floor area ratio requirements of the WR zone. Information has been forwarded to the
Town engineer for review of stormwater management on the site.
NATURE OF VARIANCE
The applicant request relief from permeability where 75% is required and 66.6% is proposed 41.3% existed;
relief from shoreline where 50 ft. is required and 8 ft. is proposed and 23 ft. 10 in is existing; side setback -
south required is 20 ft. and 14 ft. 2 in is proposed and 12 ft. 3 in is existing; height max height allowed is 28 ft.
and 32 ft. 10 in is proposed.
SUMMARY
Application to be tabled at the request of the applicant to a September meeting as the applicant will be revising
plans to address the zoning board's comments from the July 16th meeting.

The Zoning Board of Appeals of the Town of Queensbury has received an application from Russell M.
Canterbury for a variance from Section(s): 179-3-040 and 179-4-050 of the Zoning Code of The Town of
Queensbury. Applicant proposes demolition of existing 1,979 sq. ft. residence and construction of a new
2,247 sq. ft. single-family dwelling. Relief requested from minimum permeability, side, rear, and shoreline
setback requirements. Relief requested from maximum allowable height, and Floor Area Ratio
requirements of the Waterfront Residential; (WR) district. Additionally, relief is needed for development of
a principal structure on a parcel without the necessary minimum road frontage on a public highway. Site
Plan Review is required for construction of new hardsurfacing within 50 feet of a shoreline and for the
construction of a freestanding structure within 50 feet of slopes in excess of 15 percent.
